TRYING TO FIND A HOME TO RENT?

We let, on average, two homes every day and we get between 15 and 20 people every day walking in and filling out an application form, so if you are patient and giving yourself a few weeks to look then we should be able to help - we'll certainly try.

Dogs are generally not acceptable in most property we manage, however we do sometimes have exceptions so it's a good idea to check with us.

What will I have to pay? Typically a three bedroom home will range from $200 to $300 a week depending on location and a two bedroom unit will range from $145 to $210 a week, again depending on location.

Thermally heated homes are not easily found and furnished homes are very unusual, however we do have several of those but we never know when one will be coming vacant so it's often a matter of luck if we have one available when you want it. Furnished flats and houses fetch higher rent as do thermally heated properties, so be prepared for that.

We are often asked for country homes and yes we do have them but rarely do they become avaliable, there are fewer homes in the country anyway and demand certainly outstrips supply so don't get too optimistic!

In-going costs and fees.
Landlords can ask for 4 weeks bond (like a damage deposit) and 2 weeks rent in advance, usually however we only ask for 3 weeks as bond. There is also a week's rent, plus GST, payable to this company as a letting fee. This is normal when renting through a licensed real estate agent in New Zealand.

How to apply
Attached is our application form, so please print out, complete this and post or fax it as soon as you like. Remember that by completing this form you are permitting us to make credit checks and speak to a previous landlord for a reference. If you have had credit or tenancy problems in the past that could impact on your application.

Supply and demand
For new arrivals to Rotorua it is often a shock to discover the lack of selection as they may have been told by friends, or employees, that the paper is full of adverts and whilst that may be true sometimes it doesn't often produce a good result as typically only the hard to rent places are advertised.

Tenancy Periods
There are two forms of tenancy in New Zealand, and they are Periodic Tenancy and Fixed Term Tenancy.

A periodic allows for a tenant to give 3 weeks notice to quit at any time and a fixed term is exactly that, a fixed period of time as written on the agreement.

The New Zealand Government provides a valuable and useful resource for landlords and tenant and you should visit their web site www.tenancy.govt.nz. They also have a toll free number 0800 83 62 62. Real Estate Institute of New Zealand
Our company is a member of the Institute and that has significance for landlords and tenants.

It means that as licensed real estate agents we are audited on a frequent basis and we contribute to a Fidelity Guarantee Fund to protect our customer's money, it also provides an avenue for complaints.
